Why did we change the sale status structure?
The new statuses are intended to help Realtors and home buyers and sellers get a better sense of how far along a listing is in the lifecycle of a transaction.
This change also brings us in line with the Real Estate Standards Organization’s (RESO) Data Dictionary. The RESO Data Dictionary is the real estate industry's universal language for data. It allows a wide range of systems to talk to each other in a seamless manner. This is a North American initiative which will allow us to create a universal web API to engage with new technology partners, ensure everyone understands the terms we use on the MLS® and build a solid foundation for future growth and changes.
One specific example of how the new statuses will be used in the future will be the for a provincial showing and messaging initiative, allowing you to better work with REALTORS® outside the GVR area and provide transparency on the stage of a listing within the transaction to agents all across BC.
What are the new statuses?
The new status structure will include three new statuses:
- Active Under Contract – This optional status will be used when a listing has an accepted offer with subjects on it. If your brokerage has permitted use of this status, and you have the Agent Modify ability, you can change to this status on your own. Note – you’ll also need the seller’s permission to use this status. This can be added to the schedule A.
- Pending – Replacing the current “Sold” status, this status will be applied to listings that have an accepted subject-free offer, or once all subjects are removed.
- Closed – Listings will automatically move to this status at the end of their completion date.
What does the new sale status structure look like?
The new sales status tree will look like this in Paragon:
- Active (A)
- Active Under Contract (U)
- Pending (P)
- Closed (F)
- Expired (X)
On public-facing sites, Pending will be displayed as "Sold - price pending" to avoid confusion.

Will the new Active Under Contract status be mandatory?
Does this change the way I can advertise my listings, add information to my CMAs, etc.?
No. Both Pending and Closed are considered "Sold" - these new statuses are just there to show how far a listing is in the "sold" part of the transaction.
All current rules and workflows around a listing being "Sold" apply to both Pending and Closed.
How can I use the new Active Under Contract status?
If the seller accepts a conditional offer, the listing can then move to Active Under Contract if the listing Realtor’s office allows the use of this status, and the seller has provided instruction to do so. We suggest adding a line about consent to use the status to your Schedule A.
Updating the status will be done by the listing Realtor or their office, depending on the office’s policy on modifying listings.
When will the sale price be updated on the MLS®?
When will the sale price be updated on external sites like Realtor.ca?
For public-facing sites like Realtor.ca, listings in the Pending state will show the original listing price until they transition to Closed. Following completion, the listing price will be removed from listings on Realtor.ca and replaced with the sold price as the information will become publicly available following title registration with LTSA.
What will these statuses look like on Realtor.ca?
When Realtor.ca is updated to show the new statuses, to make it clear to potential homebuyers that a listing is essentially sold, the site will show Pending listings as “Sold – Price Pending”.
Active Under Contract will appear on listings with that status.
How does the recission period affect these new sales statuses?
With these new statuses, following an instruction from your seller, you have the ability to mark a listing as Active Under Contract for the duration of the recission period.
Following this you can report the sale to the MLS® and the listing will be updated to Pending.
Our current reporting requirements for sales state that a sale should be reported to us within five days of the offer becoming unconditional. For unconditional offers we suggest members report the sale to us on day four or five to allow for the recission period and remain consistent with our rules.
Does this affect listings with Cancel Protected, Terminated, Expired, Hold All Action, Rented, or Leased statuses?
No, our upcoming changes only affect the sale process of a listing.
Why is my search not returning Active listings?
Before the new statuses were introduced, when searching for both Active and Sold listings using the Sold Date field, Paragon would return both Active listings and Sold listings that reflect the Sold Date criteria even though Active listings didn’t have a Sold Date value.
With the introduction of the new statuses, the Sold Date field no longer exists. Instead, there’s a “Seller’s Acceptance Date” field. This is a more exact field and won’t return the same results if you use it in a search for both Active and Sold listings because Active listings won’t have any value for Seller’s Acceptance Date.
How do I search for Active and Sold listings in Paragon with the new sale statuses?
If you’re having trouble recreating your searches for Active and Sold listings in Paragon using the new sale status fields, try using “Search Date” instead of “Seller’s Acceptance Date”.
