Commercial real estate is not residential real estate

Commercial real estate is about facilitating transactions for business and investment purposes. From dealing in sales and leasing in office spaces or retail properties or industrial buildings, to assisting clients to purchase a multi-family investment property, there are some key differences to residential real estate. 

  • Competitive environment: The commercial real estate sector is highly competitive. Although commercial deals account for a smaller portion of total real estate activity, up to 30 per cent of licensed REALTORS® pursue opportunities in this space. That makes it a densely populated niche.
  • Longer transaction timelines: Unlike residential deals, commercial transactions often span several months or longer due to complex due diligence and negotiation phases.
  • Client expectations: Commercial Realtors work with business owners, investors, and developers — all of whom have detailed investment goals and require a high level of market knowledge.
  • Income-based valuation: Commercial property values are largely driven by income potential and market trends, not just comparable sales.
  • Advanced leasing knowledge: Leasing commercial properties involves more than measuring square footage. It demands knowledge of zoning bylaws, lease structures, usage clauses, tenant mixes, and more.

Meet your candidate member requirements within your first three years

Candidate members must meet the minimum transactional and educational requirements within three years of joining the Commercial Network to maintain candidate membership status. 

These requirements include:

  • Completing at least five commercial real estate transactions worth $8 million. If you complete a minimum of 10 deals, there’s no dollar value threshold.
  • Completing a minimum of 12 hours of commercial-specific real estate education within your first year, which may include:
    • CCIM courses (visit website for course info)
    • Courses on commercial property valuation
    • Leasing fundamentals
    • Investment analysis
    • Legal and regulatory frameworks
  • Show proof of at least 24 hours of commercial -specific real estate education when moving from Candidate to Qualified membership.

These benchmarks are in place to ensure you gain both the theoretical foundation, and the practical experience, needed to begin in the industry.

Build momentum and meet your membership requirements by:

  • Pursuing targeted education: Enroll in certified commercial real estate courses that count toward your 24-hour education goal. CCIM courses are a great way to obtain specialized education. 
  • Seeking mentorship: Align yourself with experienced commercial practitioners who can guide your growth and help you secure your first deals.
  • Networking within the community: Attend local commercial real estate events, join forums, and participate in industry discussions to build visibility and relationships.
  • Leveraging market tools: Use platforms like CommercialEdge.ca to access market data, listings, and lead generation tools tailored for the commercial space. Generate leads by following the guidelines set out in the Commercial Broadcast Email Service.
